My husband and I were both so very impressed with her professionalism. We gave her a list of our “wants” and she went to work right away. She has so much knowledge of this area, has a great relationship with builders and investors who are looking to sell, so she’s in the know about up-and-coming listings that have not even hit the market yet. She prompted us to go look at a home such as this, and it was everything we wanted! We were blown away! Because it had not hit the market yet, we were able to go in with an offer (with no competing offers), and it was accepted. She stayed on top of everything between us, the seller or investor, and the builder throughout the whole process to ensure the home was completed to our liking. And even after closing just a week ago, she has remained in touch with us all to make sure a few things are being taken care of that were delayed due to the building industry. "In December 2018, after much thought and prayer, we decided to list our beautiful home for sale. The decision to find the perfect realtor for our house was simple: Rachel Hutchings. Rachel is a long-time friend and an extremely talented realtor. She sets the bar high and overachieves on every level. Our home was under contract in less than 30 days for $1,050,000. We were ecstatic! She handled each part of the closing process with precision. Unfortunately, the appraiser undervalued our home at $970k. We were shocked, to say the least, and had to proceed with plan B. Rachel helped us through making reasonable concessions; however, the buyers did not want to renegotiate. It was hard to pick ourselves back up after that, but Rachel helped us get through it. A few days later, we re-listed the home at $990,000, and it was under contract in a few days. I’m not going to lie, the closing process was complicated, but Rachel made every effort to make sure everything went as smoothly as possible. The buyer was tough to deal with, but we got through it. In the end, after about ten months, we were able to make around a 3% return on the home. Thank you, Rachel, for your hard work and perseverance!"
